Received very generous bonus at work, and am extremely grateful. Used part of the funds to complete some much needed maintenance in my new home, and plan to do more once I'm settled in.

Congrats on downsizing the home. I think you will find it provides great free cash, on a monthly basis, beyond the mortgage. We downsized by about 30% 10 years ago and the free cash flow generation was unbelievable. I do find I have to watch out for the "Jones" temptation that wants me to buy the bigger house.
