Briefly entertained buying vacation home - instead bought apartments through a syndicate. Still struggling with how to invest in taxable arena. Just seems there should be a better way than modern portfolio theory, but so far my 1 year experiment with Greenblatt's Magic Formula has been lackluster at best. This year will try more value-based approach ala Buffett/Munger but this seems like pie in the sky too and a good bit more work. Oldest starts college in 6 months so there's a whole new expense I've never had that will only grow over next 10 years. Income is good but burnout is creeping in. Still waiting for right deal for office purchase outright.
