Notes:
The property management company was a little ambitious trying to get top dollar for my new rental property in AZ, and had to slightly back off the initial asking rent. But as soon as the price was adjusted, response was much improved and they found a great tenant within the week. The new renters are already moved in, meaning cash flow begins a mere 3 weeks after closing.

This slightly moves the ROI bar but I'm still getting a return north of 7%. Considering the "high yield savings" accounts have dropped to 0.6%, I still think it's quite satisfactory, especially for my first one. No regrets yet! If this works out, I may just move up the next investment home purchase in a few years time.

Otherwise, I figured September would fare worse in the stock market dept (it usually does) but I'm still working extra hours on extra things. The next few months are going to be REALLY unpredictable, due to obvious upcoming factors, but staying the course is the only thing I can think to do at this point in time. No use trying to make any guesses!
