Completed new lending arrangement as noted below - upfront fee received. Monthly $3500 loan interest received in post dated cheques. Will complete pre sale investment condo purchase with $20K discount pricing based on loan
Monthly interest cost on IBKR loan to facilitate above loan cost ~$1400/mth to net $2100/mth
Now -ve $1.451 million leverage in IBKR. Current excess liquidity around $530K within the account for the margin trigger. Backup LOC's available to inject capital if big market draw down in short term USD stable 1.33 to 1.32
* new lending arrangement secured by 2nd mortgage of $700K on borrowers house starting Nov 1st Will be held as bond type asset yielding 6%/annum plus fees Will borrow from IBKR to facilitate loan (2.4% charge)
