This month: Bought a new, more reliable car in mint condition at an absolute steal(below NADA rough trade-in value). Doing an owner-finance scenario with our old car for the next 4 months, which will leave 2 months to either sell or finance the balance of the car loan. I tried to show this unique situation by showing the conservative value of the two cars and one truck we own, and listed the note amount. The note amount should be paid in full in Spring of next year, either through the sale of the vehicle or through personal savings. All rental properties are fully leased now, which frees up more of my time for scheduled property maintenance and possibly picking up another to manage.
